01 Bespoke & estate homes

Bespoke architecture & integrated interiors.

Custom double-storey homes for private estates and premium suburbs. The architecture, kitchen, walk-in closets and media walls are designed together, by one registered professional.

— Who it’s for

One designer for the house and everything built into it.

  • You are building a custom home on a private estate or in a premium suburb.
  • You want the kitchen, closets and living spaces designed with the house, not added later.
  • You want to see every room in 3D before you commit to building.
01 What’s included

Everything from first visit to approval.

01

Brief, site & estate review

We study your stand, slope, views and sun, plus your estate’s design guidelines and building lines, before we draw.

02

Concept & full 3D model

A detailed 3D model of the whole house, inside and out, so you can walk through every room before construction.

03

Estate & council approval

Drawings for the estate aesthetics committee and the municipality, drawn to SANS 10400 including energy efficiency (XA). We manage both submissions.

04

Integrated joinery design

Kitchen and scullery, walk-in closets, vanities, TV and media walls, study and built-in storage, designed as part of the architecture.

05

Joinery production drawings

Measured drawings, materials and hardware schedules ready for your cabinetmaker to price and build.

06

Coordination & site support

We coordinate the engineer, land surveyor and energy consultant, and answer site queries during the build.

Why one designer?

When the house and the joinery are designed separately, plugs end up behind cupboards, plumbing misses the island and the TV wall is an afterthought. Designing both together means the lighting, power, plumbing and structure are planned around the furniture from day one.

We design and detail the joinery; your cabinetmaker of choice manufactures and installs it from our drawings.

04 Questions

Good to know.

Q1

Do you build the cabinets?

No. We design and fully detail the kitchen, closets and other joinery. Your cabinetmaker manufactures and installs it from our drawings, so you can get competitive quotes.

Q2

Can you work with my estate’s aesthetics committee?

Yes. We review the estate guidelines first and prepare the drawings the committee needs before the municipal submission.

Q3

Will I see the design before it’s built?

Yes. You get a full 3D model and walkthrough views of the house and its interiors.

Q4

How are fees worked out?

Fees depend on the size and complexity of the home and the scope of joinery. We send a written fee proposal after the first meeting.
